In short
Fan coil unit services cover the servicing, maintenance and repair of the ceiling, floor or wall-mounted units that heat and cool individual spaces in commercial buildings. Engineers clean or replace filters, clear condensate drains and pumps, check fans, valves and actuators, and test the unit's controls, so each zone reaches its setpoint without leaks, noise or wasted energy.
What FCU services involve
- filter inspection, cleaning or replacement
- condensate tray, drain line and pump checks, including float switches
- fan and motor checks, including speed settings
- heating and cooling valve and actuator operation
- coil cleanliness and pipework leak checks
- controller, sensor and setpoint checks, and BMS points where connected
When FCU work is needed
- individual rooms or zones are too hot or too cold
- water marks appear on ceiling tiles
- units are noisy or rattling
- controllers show faults or do not respond
- the building is being re-planned and zones need rebalancing
Equipment covered
Ceiling-void, cassette, floor-standing and wall-mounted fan coil units, two-pipe and four-pipe systems, units with condensate pumps, and their valves, actuators and controllers.
Our process
- Tell us how many units there are, the floors involved and any problems.
- We plan access with you, including out-of-hours work where needed.
- Each unit is serviced and tested, with readings recorded.
- Defects are listed by location so you can approve remedial works.
Typical applications
Open-plan and cellular offices, hotel bedrooms and corridors, meeting suites, and mixed-use buildings with tenant-controlled zones.
Maintenance considerations
Label each unit with an asset number matching your records, keep access panels accessible after fit-outs, and check condensate pumps and float switches regularly: they are a frequent cause of ceiling leaks.
Compliance and safety
Ceiling work is work at height. Use suitable access equipment and protect occupants below. Isolate units electrically before opening them.
Comfortable working temperatures support your duties under the Workplace Regulations. Standing water in drain trays should be avoided as part of legionella control.

Fan Coil Units: frequently asked questions
Why is water leaking from our fan coil unit?
The most common causes are a blocked condensate drain, a failed condensate pump, a damaged drain tray, or a leaking valve or pipe connection. Switch the unit off if water is near electrics and arrange an engineer visit.
How often should fan coil units be serviced?
Many buildings service fan coils at least annually, with filter checks more often. Units in dusty or heavily used areas, or with condensate pumps, may need more frequent attention.
Why is one room too hot while the rest of the floor is fine?
Typical causes include a stuck valve or failed actuator, a faulty room sensor, a blocked filter, a failed fan or incorrect controller settings. The fault is usually at the unit serving that zone.
Can fan coil units be upgraded to save energy?
Options include EC fan motor upgrades, better controls and occupancy-based scheduling. The benefit depends on the units and how the building is used, so a survey comes first.
Can you work on fan coils in occupied offices?
Yes. Ceiling access work can be planned around occupancy, including early mornings, evenings or weekends where the building allows, with dust and floor protection.
